A boutique bayside development redefining coastal luxury in the heart of Elwood.
Engaged by a long-term developer client, the Tennyson Street site was acquired with a clear vision to create a boutique development comprising two magnificent residences of exceptional design and quality in one of Melbourne’s most prized bayside locations.
Our objective was to set a new benchmark in coastal luxury - to deliver homes that would not only elevate the occupants’ lifestyles but also make a lasting, positive contribution to the surrounding community. We sought to create a design-driven solution that would inspire, excite and maintain its relevance over time.
Set on a 466sqm site with a 12.19m frontage and 38.30m depth, the property also benefits from a generous rear ROW - a rarity in this location. The western frontage faces directly towards Elwood Village and the foreshore, prompting early consideration of height opportunities to capture glimpses of these sought after views. Given the duplex design brief and north to the side boundary, we faced the challenge of maintaining width and scale while safeguarding the neighbouring property’s access to northern light.
Through detailed site analysis, we concluded that both dwellings would be designed over three levels, each with a rooftop terrace providing a private outdoor retreat and elevated views across the leafy streetscape.
Given the requirement for double garages, the street frontage informed our planning strategy. One townhouse would access its garage from the street, while the other would utilise the rear ROW. This configuration allowed Townhouse One to incorporate a central north facing courtyard, bringing abundant natural light deep into the plan. The separation also created the perfect opportunity to position the first floor master suite at the rear, above the garage which allowed for a private sanctuary away from the secondary bedrooms and main living zones.
Townhouse Two, with its garage fronting the street, adopts a more traditional duplex layout with a private rear courtyard. This arrangement enabled us to create a façade that presents as a single dwelling from the street - an elegant and cohesive architectural expression.
The restrained material palette grounds the development within Elwood’s leafy context. Layered brickwork, arched windows, louvred screening and integrated planters come together to deliver a refined, contemporary statement - one that embodies sophistication, coastal luxury and enduring design integrity within Elwood’s beachside village character.
